The one fact that changes what you should do: sales are up across Cherokee County, and so is inventory. The Real Estate Data Aggregator counted 1,528 homes sold across Cherokee County in the three months ending July 31, 2026. That is up 14.6% from the same months in 2025. More choice for buyers, and still real demand for sellers.

More listings came to market too. The Real Estate Data Aggregator shows inventory in Cherokee County rose 7.2% year over year. Realtor.com reported active listings grew 5.5% nationally, topping 1.16 million homes for sale. Cherokee County outpaced that national gain. More supply means buyers have more options, and sellers face a little more competition than a year ago.

Mortgage rates are a real factor right now. CNBC reported the average 30-year fixed rate rose to 7.30%. Realtor.com reported rates surged above 7% for the first time since January 2025. That affects how much buyers can spend, and it matters when you price a home.

How each ZIP code looked

ZIP 30004: the highest prices, and still moving

The Real Estate Data Aggregator put the median sale price in 30004 at $885,000, up 2.3% from a year before. Homes sold rose 10.3% to 310. The median days on market was 35. Supply tightened: months of supply fell to 3.4, down 0.5 months. Nearly 3 in 10 homes, 29.2%, went under contract within two weeks of listing, up 2.2 points from 2025. That is the strongest quick-sale rate of any ZIP in this report.

The Real Estate Data Aggregator counted 354 homes sold in 30188, up 20.4%. The median sale price fell 6.4% to $482,000. That is the largest price dip of any ZIP in this report. ZIP 30189: tight supply and the strongest sale-to-list ratio

The Real Estate Data Aggregator put months of supply in 30189 at just 2.9, the lowest of any ZIP in this report. Homes sold rose 14% to 171. The median sale price was $489,000, up 2.9%. Only 4.3% of homes went under contract within two weeks. Sellers here need a clear-eyed price from the start.

What this means for you

More homes for sale is good news for buyers. You have more choice than a year ago. Demand is still real: the Real Estate Data Aggregator shows pending sales across Cherokee County rose 11.5% to 1,510. But rates matter. CNBC reported the 30-year fixed rate at 7.30%. That shapes what buyers can afford, and it shapes how sellers should price.

Not every home sold fast. Homes in 30183 sat a median of 90 days. Homes in 30107 took 56 days. In 30004, 30188 and 30189, the median was 35 days. Price and location still drive the difference. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest since October 2022. Cherokee County is not immune to that pressure.

In short
  1. Cherokee County sold 14.6% more homes in the three months ending July 31, 2026 than in the same months of 2025, and 7.2% more homes were available to buy.
  2. Demand held up.
  3. But days on market stretched in most ZIP codes, and prices slipped in three of the seven.
  4. The market is active, not frenzied.
  5. Pricing from the facts matters more than ever.

One last thing: a single street can read very differently from the ZIP code around it. These numbers are the county view. Your home's street may be tighter or softer than the ZIP code average.
