Cherokee County sales rose even with mortgage rates above 7%
Rates above 7% did not stop buyers here. That tells sellers something useful about demand right now.
The Real Estate Data Aggregator counted 1,432 homes sold across Cherokee County in the three months ending August 31, 2026. That is up 12.3% from the same three months a year before. Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Buyers kept moving anyway.
Fannie Mae, as reported by CNBC, forecasts the 30-year fixed rate at 7.4% for the fourth quarter of 2026. That is the rate environment this market is selling into. And it is still selling.
More homes came to market, and more sold. The Real Estate Data Aggregator shows new listings across Cherokee County rose 9.2% from a year ago. Pending sales rose 6.8%. That is a market where supply and demand are both moving up together.
How each ZIP code is reading right now
The county number is one picture. Each ZIP tells its own story. Here is what the Real Estate Data Aggregator shows for the three months ending August 31, 2026.
The fastest-moving ZIP: 30189
The Real Estate Data Aggregator shows 30189 had the tightest supply in Cherokee County at 3.3 months. Homes there sold in a median of 38 days, 3 days shorter than a year ago. The sale-to-list ratio came in at 98.9%, the highest of any ZIP here. Nearly 1 in 3 homes, 32.1% to be exact, went under contract within two weeks of listing. Pending sales were up 11% from a year ago.
The highest prices: 30004
The Real Estate Data Aggregator puts the median sale price in 30004 at $925,000 for the three months ending August 31, 2026. That is up 5.7% from a year ago. Homes there sold in a median of 37 days, 4 days shorter than a year ago. Nearly 27 in 100 homes, 26.8% to be exact, went under contract within two weeks. That share rose 4 points from a year ago.
The most sales: 30188
The Real Estate Data Aggregator counted 323 homes sold in 30188, the most of any ZIP in Cherokee County for this period. That is up 13.7% from a year ago. Homes sold in a median of 41 days, 5 days shorter than a year ago. The median sale price dipped 4% to $495,000. More homes sold faster, even as prices eased a little.
30115 and 30114: solid sales, a little more time on market
In 30115, the Real Estate Data Aggregator counted 252 homes sold, up 34% from a year ago. The median sale price slipped 0.6% to $596,000. Homes took a median of 48 days to sell, 8 days longer than a year ago. More buyers came, but they took a little more time to decide.
In 30114, the Real Estate Data Aggregator counted 284 homes sold, up 12.7%. The median sale price fell 5% to $475,000. Days on market held steady at 47, unchanged from a year ago. The sale-to-list ratio ticked up 0.1 points to 98.4%.
30107: prices up, but homes taking longer
The Real Estate Data Aggregator shows the median sale price in 30107 rose 4.7% to $500,000. That is good news for sellers. But homes took a median of 65 days to sell, 10 days longer than a year ago. Months of supply ticked up 0.3 to 5.7 months. Pricing carefully matters more here than in the faster ZIPs.
30183: the one ZIP to watch carefully
The Real Estate Data Aggregator counted only 45 homes sold in 30183, down 25% from a year ago. Months of supply rose 2.7 months to 7.8 months. The median days on market was 92, 22 days longer than a year ago. The median sale price fell 5.2% to $470,000. This ZIP is moving more slowly than the rest of the county.
What the national picture adds
Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is a national number, not a Cherokee County number. But it is a reminder that pricing right still matters. Realtor.com also reported active listings nationally grew 5.5% year over year, topping 1.16 million homes for sale.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Cherokee County's own numbers, from the Real Estate Data Aggregator, show prices moving differently by ZIP. Some ZIPs are up, some are down a little.
