More listings are giving Cherokee County buyers a bit more room

By Cindy Sharon
Real estate, Cherokee County

The one fact that changes things most: the Real Estate Data Aggregator counted 1,973 new listings across Cherokee County in the three months ending August 31, 2026, up 9.2% from a year before. More supply means buyers have more to compare. That puts more pressure on price and presentation than sellers faced a year ago.

Realtor.com reported that active listings nationwide grew 5.5% year over year, topping 1.16 million homes for sale. Cherokee County is moving in the same direction. The Real Estate Data Aggregator counted 1,866 homes for sale here, up 2.8% from a year ago.

Sales are still moving. The Real Estate Data Aggregator counted 1,432 homes sold across Cherokee County, up 12.3% from the same period a year ago. Pending sales also rose 6.8%. Buyers are active. But they have more choices now, so overpriced homes sit longer.

Rates are adding to the pressure buyers feel

CNBC reported the average 30-year fixed mortgage rate rose to 7.49% in the week ending October 7, 2026. That is a real cost for buyers. Realtor.com noted rates had already surged above 7% for the first time since January 2025. Higher rates slow decisions and stretch budgets.

CNBC also reported that applications to purchase a home declined 2% for that same week. So while Cherokee County sales are up, the rate environment is a headwind buyers are working against.

Each ZIP code tells its own story

The county numbers are useful, but the ZIP codes differ a lot. Here is how each one looked in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.

Where things moved fastest

ZIP 30189 had the highest share of homes going under contract within two weeks: 32.1%, according to the Real Estate Data Aggregator. ZIP 30004 was next at 26.8%, and its days on market actually fell 4 days from a year ago. Not every ZIP is slowing down.

Where sellers are waiting longer

ZIP 30183 is the outlier. The Real Estate Data Aggregator counted 92 median days on market there, 22 days longer than a year ago. Months of supply hit 7.8, up 2.7 months. Homes sold fell 25%. The median price dipped 5.2%. That is a different market from the rest of the county, and it calls for a different approach.

What this means for sellers

Realtor.com reported that 20.8% of listings nationwide took a price cut in September 2026, the highest share since October 2022. In Cherokee County, the share of homes selling above list price fell in nearly every ZIP. In 30189, it dropped 6.5 points. In 30114, it dropped 3.9 points.

Homes are still selling close to list. The Real Estate Data Aggregator put the sale-to-list ratio at 98.5% in 30188 and 98.9% in 30189. But that only holds when the list price is right from day one. Price too high and buyers move on. There are more homes for them to consider now.

What this means for buyers

More supply is good news for buyers. The Real Estate Data Aggregator counted new listings up 22.7% in 30115 and up 18.4% in 30114. More choices, and sellers who price carefully rather than optimistically. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, so values are not falling broadly. But buyers have more room to compare and negotiate than they did a year ago.

The rate picture is harder. CNBC put the 30-year fixed rate at 7.49% as of October 7, 2026. That is a real monthly cost. Buyers who have done their math and are ready to move will find more options waiting for them.

In short
  1. Cherokee County had 1,866 homes for sale and 1,973 new listings in the three months ending August 31, 2026, both up from a year ago.
  2. Sales rose 12.3%.
  3. But more competition among sellers means pricing and condition matter more now.
  4. ZIP 30183 is the slowest market in the county.
  5. ZIP 30189 and 30004 are moving fastest.
  6. One street can read very differently from the ZIP code around it.
