More listings are giving Cobb County buyers a bit more room
The one fact that changes what you should do right now: supply is up. The Real Estate Data Aggregator counted 3,489 homes for sale across Cobb County in the three months ending August 31, 2026. That is 8.1% more than the same period a year before. More supply means your pricing and preparation matter more than they did last year.
The Real Estate Data Aggregator counted 3,968 new listings across Cobb County in that same period. That is 15.3% more than a year before. More sellers are entering the market. Buyers have real choices now. That also means a home that is not priced well sits longer.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale. That broader trend is showing up right here in Cobb County. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Not every home is selling at the asking price.
Mortgage rates add another layer. Realtor.com reported rates surged above 7% for the first time since January 2025. That slows some buyers down. It does not stop them, but it does make them careful about price.
How each ZIP code looked
The picture is not the same everywhere. Some ZIPs added a lot of new listings. Others stayed tighter. Here is where each one stood on new listings and homes for sale.

|---|---|---|---|---|

| Homes for sale | 126 | 211 | 254 | 351 |
| Median days on market | 34 | 34 | 33 | 46 |
| Sale to list price | 98.1% | 98.8% | 98.4% | 98% |
| Sold above list | 28.5% | 25.2% | 16.8% | 13.5% |

ZIP 30068 stood out. The Real Estate Data Aggregator counted 34 median days on market there. Nearly 3 in 10 homes, 28.5%, sold above list price. New listings jumped 49.6% from a year before, yet supply stayed tight at 3.1 months. Pending sales rose 32.3%. That ZIP is moving.
ZIP 30066 also sold quickly. The Real Estate Data Aggregator put median days on market at 33 days there. That is 2 days shorter than a year before. The median sale price dipped 8.2%, though, so speed did not protect price in every case.

Prices: a mixed picture
Not every ZIP saw prices fall. ZIP 30101 saw the median sale price rise 14.1% to $485,000, according to the Real Estate Data Aggregator. ZIP 30127 rose 5.2% to $394,500. ZIP 30152 rose 5.6% to $510,000.

What this means if you are selling
More listings are on the market. Buyers have more options. Homes sold across Cobb County fell 2.4% from a year before. That tells you the market is moving, but not every home is moving.
The Real Estate Data Aggregator shows pending sales are up 1.5% county-wide. Buyers are still writing contracts. The ones priced well are getting them. The ones priced high are sitting.
Realtor.com reported the national median asking price fell year over year for the first time since March. That is a signal worth paying attention to when you pick your number.
What this means if you are buying
You have more to look at than you did a year ago. The Real Estate Data Aggregator counted 3,489 homes for sale county-wide. That is real choice.
Rates are not helping. Realtor.com reported the weekly average mortgage rate hit 7% in September. That raises your monthly payment. It also means some other buyers are stepping back, which gives you a little more room to negotiate in the right ZIP.
Not every ZIP is equal. ZIP 30068 had 34.7% of homes go under contract within two weeks of listing. ZIP 30168 had only 15.1%. One street can read very differently from the county average.
