More listings are giving Cobb County buyers more room

The one number every Cobb County homeowner should see right now: inventory is up. The Real Estate Data Aggregator counted 3,489 homes for sale across Cobb County in the three months ending August 31, 2026. That is 8.1% more than a year before. More choices for buyers means pricing and preparation matter more than they did last year.

At the same time, the Real Estate Data Aggregator recorded 2,649 homes sold in Cobb County, down 2.4% from the same period last year. Buyers have more options and a little more time to compare before deciding.

New listings across Cobb County rose 15.3%, according to the Real Estate Data Aggregator. That wave of fresh supply is what is pushing inventory higher. Realtor.com reported that active listings grew 5.5% year over year nationally, topping 1.16 million homes. Cobb County is moving faster than that national pace.

Rates are making buyers careful

CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of October 7, 2026. Realtor.com noted rates surged above 7% for the first time since January 2025. CNBC also reported that mortgage applications to buy a home were 15% lower than the same week a year ago. Buyers are in the market, but they are moving more slowly.

Realtor.com reported that 20.8% of listings nationally saw a price cut in September, the highest share since October 2022. That is the direct result of more supply meeting cautious buyers. Sharp pricing from the start is the cleaner path.

How each ZIP code looked

Not every ZIP moved the same way. Some areas saw prices rise while others dipped. The Real Estate Data Aggregator tracked all 17 ZIP codes across Cobb County for the three months ending August 31, 2026.

ZIP 30101 stood out. The Real Estate Data Aggregator showed a median sale price of $485,000, up 14.1% from the same period last year. Sales there rose 1.6% too. ZIP 30068 held the highest median at $650,000, though it dipped 0.5%. On the other end, ZIP 30168 came in at $318,200, up 2.3%.

Days on market: some ZIPs move fast, others take time

ZIP 30066 had the shortest median at 33 days, according to the Real Estate Data Aggregator. ZIP 30168 took the longest at 57 days. Most ZIPs saw days on market hold steady or creep up a little. That is a small, honest signal: well-priced homes still move, but overpriced ones are sitting longer.

Sellers are still closing near full price

Even with more inventory, sellers across Cobb County are closing close to their asking price. The Real Estate Data Aggregator showed sale-to-list ratios ranging from 97.3% in ZIP 30067 to 99.2% in ZIP 30168. That range is narrow. It means pricing accurately still gets results.

Months of supply: where buyers have the most room

Months of supply tells you how long it would take to sell every home currently listed, at the current pace of sales. The Real Estate Data Aggregator put ZIP 30060 at 5.1 months, the highest in Cobb County for this period. ZIP 30062 came in at 3 months, the tightest. ZIP 30068 was close behind at 3.1 months.

Which ZIPs had the most homes go under contract fast

The share of homes going under contract within two weeks of listing is a good read on local demand. ZIP 30068 led Cobb County at 34.7%, according to the Real Estate Data Aggregator. ZIP 30144 was next at 30.8%. ZIP 30168 was the slowest at 15.1%, down 8.2 points from a year before.

What this means for sellers

More listings are on the market. Rates are above 7%, according to CNBC and Realtor.com. Buyers have more to look at and less urgency to decide. Sellers who price sharply and present well are still closing near full ask. Those who do not are waiting longer.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That steady national gain shows the market is not falling apart. It is just more balanced than it was.

In short
  1. The Real Estate Data Aggregator counted 3,489 homes for sale in Cobb County in the three months ending August 31, 2026, up 8.1%.
  2. Sales slipped 2.4% to 2,649. Rates are above 7%.
  3. Sellers are still closing near list price, but the window for careless pricing has narrowed.
  4. One street can read very differently from the ZIP code around it.

These numbers cover the three months ending August 31, 2026. Every street and every home is a little different. A ZIP code average does not tell you what your block is doing.
