More listings gave Cobb County buyers more choice by late summer

The one number every Cobb County homeowner should see right now: inventory rose 7.4% while sales rose only 1.2%. More competition, same pool of buyers. Pricing and prep matter more than they did a year ago.

The Real Estate Data Aggregator counted 3,446 homes for sale across Cobb County in the three months ending July 31, 2026. That is up 7.4% from the same months of 2025. Sales edged up only 1.2% to 2,882 homes. So buyers have more to choose from. That gives them leverage on price and time.

New listings tell the same story. The Real Estate Data Aggregator recorded 4,182 new listings county-wide, up 14% from a year before. Realtor.com reported that active listings grew 5.5% nationally, topping 1.16 million homes for sale across the country. Cobb County outpaced that national rise. Sellers here face more neighbors competing for the same buyers.

Rates added pressure from the outside

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That slows buyer urgency. Realtor.com also found that 20.8% of listings nationally had a price reduction in September, the highest share since October 2022. Buyers are watching, and they are patient.

The Federal Housing Finance Agency put U.S. house price growth at 2.6% year over year through July 2026. Prices are still moving up nationally, just more slowly. That context matters when you set your list price in Cobb County.

How each ZIP code read in the three months ending July 31, 2026

A few bright spots

Not every ZIP softened. ZIP 30126 saw homes for sale fall 5.7% while sales rose 10%, per the Real Estate Data Aggregator. Days on market dropped 15 days shorter than a year before. The share of homes that sold above list price rose 5 points to 18.7%. That ZIP is moving with more energy than most.

ZIP 30102 also held up. Inventory there fell 4%, and 33.7% of homes went under contract within two weeks, up 5.4 points from a year before, the Real Estate Data Aggregator showed. Sale to list held at 99.2%, unchanged from last year.

ZIP 30152 saw the median sale price rise 5.4% to $510,000. Sales rose 5.3%. Nearly a third of homes, 30.5%, went under contract within two weeks. Those are steady numbers in a market where many ZIPs softened.

What this means if you are thinking about listing

More inventory means buyers compare more homes before they decide. Homes that are priced right and show well still sell. The Real Estate Data Aggregator found that 2,945 sales went pending county-wide, up 2.6% from a year before. Buyers are active. They are just more selective.

The sale to list ratio across most ZIPs stayed close to 98%. That means sellers are still getting close to their asking price, but only when that price fits the market. Overpricing is the main risk right now.

In short
  1. Cobb County inventory rose 7.4% in the three months ending July 31, 2026, while sales rose only 1.2%, per the Real Estate Data Aggregator.
  2. Realtor.com put national inventory growth at 5.5%, topping 1.16 million homes for sale across the country, so Cobb outpaced the country.
  3. Buyers have more choice.
  4. That puts the weight on pricing and preparation before you list.
  5. Some ZIPs, like 30082 and 30066, feel that pressure most.
  6. Others, like 30102 and 30126, are still moving quickly.

One street can read very differently from the whole ZIP code. The numbers above are a county-wide and ZIP-wide picture. Your specific block, your floor plan and your condition all shift the result. I am happy to talk through what this means for your address.
