New listings rose across Paulding County, but pending sales were nearly flat

Here is the number that changes what sellers should do right now. The Real Estate Data Aggregator counted 947 new listings across Paulding County in the three months ending August 31, 2026. That is up 23.1% from the same months of 2025. More competition means your price and condition have to be sharper than last year.

At the same time, pending sales barely moved. The Real Estate Data Aggregator counted 620 pending sales county-wide, down just 0.5% from a year ago. Buyers are still active, but they are not rushing. Nationally, Realtor.com reported homes under contract fell 4.1% year over year in September 2026. Paulding County held up better than the country as a whole.

Rates are part of why buyers are careful. Realtor.com reported mortgage rates topped 7% in September 2026, the first time since January 2025. Rates were up over 70 basis points compared to September 2025. CNBC reported that Fannie Mae forecasts the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That math squeezes what buyers can afford.

How each ZIP code read in the three months ending August 31, 2026

The county total tells one story. Each ZIP code tells a slightly different one.

ZIP 30157: more listings, but quick contracts slipped

The Real Estate Data Aggregator counted 429 new listings in 30157, up 24.3% from a year ago. Homes sold rose 3.7% to 254. The median sale price was $350,000, up 3%. Those are solid numbers. The catch: only 16.7% of homes went under contract within two weeks of listing. That is down 5 points from last year. Sellers in 30157 are still closing deals, but fewer homes are flying off the shelf in the first two weeks.

The Real Estate Data Aggregator put the median sale price in 30132 at $393,231, up 1.9%. Homes sold rose 7.2% to 238, the strongest sales gain of the three ZIP codes. New listings jumped 25.4% to 375. Pending sales were up 3.6% to 258. Months of supply fell 0.5 months to 4.8. That is a market where more homes are coming in and more are going under contract. ZIP 30141: price dipped, but homes still sold

The Real Estate Data Aggregator counted 86 homes sold in 30141, unchanged from a year ago. The median sale price slipped 2% to $337,500. That is the one honest soft spot in Paulding County right now. Days on market stretched 13 days longer than last year, to 52. Pending sales fell 11.3% to 86. New listings rose 14.4% to 143. More supply, fewer buyers moving fast. Sellers in 30141 need to price carefully.

What the national picture adds

The National Association of Realtors reported existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. National inventory climbed to 1.60 million homes. So supply is up everywhere, not just here. Realtor.com noted rates were up over 70 basis points from September 2025. That gap is real, and it is slowing buyers in most markets. Paulding County's pending sales held nearly flat, which is a better result than the national 4.1% drop Realtor.com reported.

Above list price: more homes getting it than last year

Even with more competition, some homes are still closing above list price. The Real Estate Data Aggregator found 18.1% of homes in 30157 sold above list, up 1.8 points. In 30132, 15.6% sold above list, up 2.5 points. In 30141, 16.3% sold above list, up 5.8 points. Those gains show that well-priced homes are still drawing strong offers. Nationally, Redfin reported the median U.S. home-sale price rose just 0.5% year over year, the slowest growth since March. Paulding County's price gains in 30157 and 30132 are holding up better than that.

In short
  1. The Real Estate Data Aggregator counted 947 new listings across Paulding County in the three months ending August 31, 2026, up 23.1%.
  2. Pending sales of 620 were nearly flat, down just 0.5%.
  3. Sellers have more competition.
  4. Buyers have more choice.
  5. Prices are holding in most ZIP codes, but 30141 dipped 2%.
  6. Homes are still closing near list price, and some are going above it.
  7. Rates above 7%, as reported by Realtor.com, are the main reason buyers are moving carefully.

One more thing worth knowing. The county numbers give you the broad picture. One street can read very differently from the ZIP code around it. If your home is in 30141, your block may look nothing like 30132. That gap matters when you are picking a price or deciding when to list.
